Condo Water Damage – Preparing For Upcoming Rains
With El Nino fueled rains forecasted for this upcoming rainy season, it is critical for condo and townhouse owners to be prepared in the event of water intrusions. A Unit’s envelope should be water tight. If it’s not, water from exterior sources (usually rain or ground water) could penetrate and intrude the Unit causing all sorts of damages to the Unit and headaches to the owner/resident.
Inspect the interior of your Unit – Inspect rooms and most importantly, walls, ceilings and around the windows. Do not ignore water stains, even the smallest stain should be documented and reported to the HOA. Small stains could be signs of bigger intrusions yet to occur. Ignoring ceiling stains could cost a lot more down the road. But most importantly, reporting potential signs of water itnrusions from within your unit falls within the affirmative duties condo owners are charged with by the CC&Rs.
Inspect the exterior of your Unit – Walk the perimeter of your unit and look for signs of deterioration or failures around gutters, downspouts and planters that may abut your Unit. If you see overly stuffed gutters or roof components in disrepair, be diligent and report the same to your HOA or property manager. If there is an exterior or common area of concern, let the HOA know as the duty to repair and maintain common areas is strictly the HOA’s affirmative and nondelegable duty.
Make sure your balcony or patio drains are clean and clear of debris – Make sure your balcony or patio drains are clear from obstruction and debris and ensure that your balcony or patio is not overly crowded with planters, pots or other personal items that could cause an obstruction in the event of heavy rains. It is better to assume that your building’s drainage may become overwhelmed during heavy rains and to prepare for the same.
